DUTIES AND RESPONSIBILITIES: Deliver on the promise of Sonesta Service in all interactions with guests and clients. Manage according to theSonesta G.U.E.S.T. standards and instill a passion for customer service in all associates of the hotel. Createprocesses and procedures to ensure the hotel is properly maintained and clean. Ensure all staff is properly trained and have the tools and equipment needed to effectively carry out their jobfunctions. Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff. Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics. Perform maintenance and repair work on the interior and exterior of buildings, hotels rooms and contents,laundry and kitchen/refrigeration equipment, lighting, heating, air conditioning (HVAC), ventilation, and watertreatment systems, swimming pool (if applicable), and snow removal, etc. Ensure that equipment is preparedand operational for the following day s work. Perform preventive maintenance as outlined in the PM Works program. May include and is not limited to:Inspect building, furniture, bathrooms, guest rooms, and all equipment to ensure it is functioning properly andefficiently, read and record mechanical and other meters to ensure effective energy management, and maintaininspection log and records of scheduled work and repairs. Have an exterior PM program in place to maintain allbuildings, parking areas, and landscaping. Monitor and secure inventory. Follow established ordering procedures to replenish supplies and inventory.Minimize waste. Take responsibility for and inform management of hazardous situations, emergencies or threats to the securityof guests, associates or hotel assets. Responsible for testing, maintenance and repair of all hotel life safety systems. Provide input for the annual department operating budget. Promote teamwork and quality service through daily communication and coordination with other departments. Ensure the proper process is in place to manage and report on the human resources and benefits programswithin the Maintenance department. This includes the recruiting, onboarding, training, ongoing performancemanagement, and offboarding of all associates of the department. Enforce hotel standards, policies, and procedures are in place within the maintenance department. Manage and report on the proper use, maintenance and location of all supplies provided to the Maintenancedepartment. Manage and report on the purchasing of all supplies needed to manage the maintenance department. Thisincludes the proper use of any platforms and/or programs to leverage purchasing power and the analysis ofhotel spending to identify efficiencies. Utilize PM Works to implement appropriate service recovery guidelines in order to ensure complete guestsatisfaction. Respond in a courteous and prompt manner to all guest questions, complaints and/or requests toensure guest satisfaction. Promote safety by the proper use and wearing of all protective equipment and uniforms. Act as "Manager on duty" as required. Ensure compliance with federal, state and local laws regarding health, and safety services. Perform other duties as assignedQUALIFICATIONS AND REQUIREMENTS: Advanced vocational training plus two years of experience in general building maintenance or construction, orequivalent combination of education and experience. Professional certification and license required by law. Previous background from the extended stay industry or apartment building maintenance managementpreferred. Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics. Ability to prioritize and organize work assignments. Ability to speak, read, and write fluent English; other languages beneficial. Reading and writing abilities are required in order to document tasks completed, to order supplies, to receiveinstructions for the day and/or to read equipment manuals including safety information. Mathematical skills, including basic math, budgeting, profit/loss concepts, percentages, and variances. Problem solving, reasoning, motivating, organizational and training abilities. Experience with Microsoft Office preferred. Ability to travel including some overnight travel is required. Valid driver s license required. Frequently standing up, bending, climbing, kneeling, and moving about the facility. Frequently handling objects and equipment to maintain the facility. Will be required to regularly use commercial chemicals Carrying, lifting or pulling items weighing up to 75 pounds.
