Job Description:
JOB SUMMARY:
Direct all aspects of the construction, rebuilding and remodeling
of new and existing stores. Maintain a strong group of approved
general contractors and ensure consistency between builders. Work
with all government agencies (local, state and federal) and utility
companies to provide smooth openings. Work with General
Contractors, Civil Engineers, Architects, Geotechnical and
Environmental Consultants to keep projects moving on schedule and
within budget. Manage all 3rd party vendors and equipment suppliers
to ensure timely scheduling, ordering and delivery.
RESPONSIBILITIES:
--- Assess civil design, geotechnical, environmental investigations
and provide cost-effective direction to consultants based on
assessment findings
--- Conduct and manage the bidding process for all assigned
projects
--- Prepare and award construction contracts
--- Establish and monitor project budgets
--- Order all furniture, fixtures, equipment and smallwares. Manage
and process all vendor invoices
--- Conduct pre-bid and pre-construction meetings where
necessary
--- Keep all construction projects on schedule by working with the
general contractor, project manager and site superintendent
--- Check on quality and progress of all construction projects
weekly by visiting each site
--- Procure payment of all utility deposits
--- Coordinate permanent power to new buildings in a timely
manner
--- Check all equipment before turning store over to operations
--- Perform punch lists, inspections and follow-up until
complete
--- Set up pre-opening Health Department inspections
--- Obtain local, county and state business licenses
--- Attend opening day on all projects as an immediate resource to
solve asset issues
--- Manage general contractor and equipment warranty repairs during
first year and 30-day warranty periods, respectively
--- Reduce construction costs of new stores
--- Manage major maintenance and catastrophic damage projects
REQUIREMENTS:
--- Associate degree in related construction field required
--- Bachelor's degree in engineering or related construction field
preferred
--- Minimum three years' experience in development and project
management related field required. Free-standing restaurants
preferred
--- Experience in assessing civil and architectural design,
geotechnical and environmental investigations to provide
cost-effective direction to consultants based on assessment
findings
--- Ability to prioritize project specific tasks while instilling a
sense of urgency with external and internal team participants
--- Ability to respond to governing agency decisions and propose
resolutions that meet government requirements and company
expectations
--- Ability to multitask and manage multiple projects
--- Strong written and verbal communication and presentation
skills
--- Strong attention to detail
--- Effective problem solving and situation analysis skills
--- Strong organizational and follow-up skills
--- Proficient in Microsoft Office
--- Ability to work remotely with limited supervision
--- Travel required 70%
